Title Insurance
What is title insurance? Simply put, title insurance is a way to protect yourself from financial loss and legal expenses in the event there is a defect in the title to your property. When you purchase a home, a record of that transaction, or a Deed, is filed in the public records and a title company will search those records. Even the most skilled title examiners cannot detect issues such as filing errors, forgeries or undisclosed heirs. If you take out a mortgage loan, your lender will require a loan policy of title insurance. This protects the lender’s interest in your property. An owner’s title insurance policy ensures your ownership rights in the property. Unlike homeowners/fire insurance, the owners title insurance is a one time premium paid at the home purchase! Your policy will cover you as long as you own your home!
